Blistering is a roofing defect that occurs on metal, modified bitumen or built-up roofing where air becomes trapped under the membrane. This is a usually a sign that the original roof installation was substandard. To repair roof blistering, the blistered puritan of the roofing membrane needs to be sliced to ease tension. Once the air has been removed a new liquid membrane is applied to seal the flat roof surface.
Fastener back out occurs as roofs age and water penetrates the roof. This increases roof expansion and contraction, which in turn causes roof fasteners to push out. To repair fasteners that have backed out, the fasteners must be removed, the insulation and membrane must be checked for water damage, then repaired if necessary, before fasteners are re-installed.
When bridging walls are found on a roof, they normally either indicate that a roof is beginning to age to the point of being considered for roof replacement or the initial roof installation was substandard. Bridging walls on a roof top can be repaired though by slicing through the bottom of the bridging wall and allowing the membrane to relax before installing a new perimeter reinforcement strip.
Although roof drains are used to remove rain water, ponding water on a flat roof can occur where roof drainage is inadequate or drains are clogged. In some cases ponding water repair is as simple as removing debris and unclogging the roof drain system. But if the ponding is substantial, or not caused by clogged drains, further inspection and damage control could be required.
The deterioration of roof caulk is a common roofing defect that happens whenever a roofing system starts aging. Roof caulk repair is probably the most common flat metal roof repair. Roof caulk can be restored by first removing all declining caulk and then applying new waterproofing sealant. Care is taken to accurately identify and remove the faulty caulk without affecting the membrane in a negative way.
Punctures & Holes
Pinholes and punctures in a metal roof or flat roof membrane can happen whenever anything lands on the roof, from tree branches and anything airborne to workers working on HVAC equipment. These kinds of roofing defects happen all the time and can be easily and quickly repaired by sealing the pinholes and punctures with new waterproof roofing membrane.
Drains, downspouts and gutters getting clogged up are the result of excessive debris from the roof entering the roof drainage system and causing the system to get backed up with debris and hindering the proper flow of water away from the building. Clearing the downspouts, gutters and roof drains, and removing all unwanted debris from the roof will ensure the the roof’s drainage system performs as it should.

Seam openings happen whenever a roofing system starts to age or can be the result of substandard original roof installation. These flaws are especially apparent in traditional sheet style roofing substrates that are installed from rolls of material. Open seams in a metal roof or commercial flat roof can be repaired using one of many fluid-applied and “seamless” roofing membrane systems.
